Real estate ain't my thing but, the median home price in the US is over
$200k. Even in the south its over $150k. What you might get for $40k may not be something
anyone can actually live in, or want to, without a whole lot more money being spent on it.
Was the listing in Detroit by chance ?
Here in Philadelphia, there are plenty of listings for houses around
25-40k, even in nicer neighborhoods. They're universally not in
livable condition, but being sold to either completely rehab or
knock down and start anew. There's actually quite a lot of both in
my neighborhood, which is pretty decent. Most of the activity
is from property companies or richer individuals buying "investment"
property.
Most of the listings for these houses feature phrases such as
"AS-IS" and "HARD HATS REQUIRED".
